Our Vision

Croudace Homes’ vision for the North Benfleet Hall Road site is to develop a sustainable community, designed around attractive neighbourhoods which positively relate to the surrounding villages and the local landscape.

Addressing Basildon’s housing needs

Basildon has a large number of people in need of a home. The council needs to build over 27,000 new homes over the next twenty years to meet current demand in this area. Over 10,000 of these will need to be affordable for local residents. The local authority   has seen a tenfold increase in demand for temporary accommodation from residents living in Basildon since 2019 with many more people living in insecure or unsuitable housing.

The Land at North Benfleet Road will help to address this significant shortfall in homes. The proposals will deliver a mixture of homes to buy, homes which are affordable and homes for people who want to build their own houses.

These plans will prioritise homes for local people through a period of marketing only in the Basildon area for a period of times and we will help to support the council’s ‘Basildon First Charter’.

New services and community facilities

Our proposals will benefit residents who already live locally by providing a wide range of community facilities and services. We are proposing a new ‘through-school’ for children aged 3-18 with additional early years facilities.

There will also be new shops, businesses and services. We are in discussions with the Integrated Care Board with regards to funding for expanded healthcare services locally. 

Transport, Access and Connectivity

We recognise that transport can be an area of concern when delivering new homes.

Our proposals will prioritise walking and cycling, with local services that are easily accessible and within a short walk, reducing the need to travel by car for trips that can be made locally.

We want to deliver a new car club, which will provide short-term car rental options for longer journeys without needing to purchase a car. These have been very successful in helping to reduce car congestion on new developments, when in place.

To support sustainable travel, a new bus route will be designed into the proposals, with bus stops no further than a five-minute walk for new residents.

The development will be served by three carefully planned access points and will include upgrades to existing roads.

Green open spaces, nature and biodiversity

We want to ensure that our community maintains and enhances the existing trees, hedgerows and wildlife. We will do this by creating new green walkways, new planting and opportunities for animal habitats.

Central to our plans, is the creation of a new country park open to the public of over 50 hectares – about the size of 74 football pitches. This will be in addition to 7 play parks and sports facilities.

Tree-lined boulevards, woodland copse networks, wildflower grassland thoughtful play spaces throughout the development will help to ensure access to green space in easy reach of all residents.

As a family-owned company we believe in community roots and leaving a positive legacy we can be proud of.

As well as providing homes for people in need, it is important to us that we invest locally by providing jobs, services and lasting infrastructure. The construction will represent £300m in investment, creating 300 building jobs over 14 years alongside around 400 supply chain roles for businesses.

The development will provide over £3m per annum in council tax revenue, directly benefiting Basildon Council, and will inject around £22m into the local economy every year.
